In short

UAE Central Bank rules cap a personal loan at 20 times monthly salary, 48 months and a 50% debt-burden ratio including 5% of credit-card limits. AED 150,000 at 7.5% reducing over 48 months costs AED 3,627 a month (AED 24,088 of interest); early-settlement fees are capped at 1% of the balance or AED 10,000.

Who this is for: UAE residents comparing bank loan offers, checking the 20× salary and 50% debt-burden limits before applying, or deciding whether to settle early.

Not tax or legal advice. Regulation ceilings only — each bank applies its own credit policy, minimum salary and employer listing. Rates shown are examples; the bank must disclose the APR in your offer letter.

UAE personal loan rules: 20× salary, 48 months, 50% debt burden

Central Bank Regulation 29/2011 sets the limits every UAE bank must follow for personal loans: the loan cannot exceed 20 times your monthly salary, the term cannot exceed 48 months, and your total monthly repayments — including 5% of your credit-card limits — cannot exceed 50% of gross income (30% once you retire). Within those limits each bank sets its own minimum salary, rate and salary-transfer requirement.

  • Flat vs reducing: some banks still advertise a flat rate. A 3.5% flat rate over 48 months is about 6.5% APR on a reducing balance; always compare the APR the bank must disclose.
  • Fees capped by the regulation: early settlement and partial payments 1% of the amount (max AED 10,000); late payment AED 200; loan cancellation AED 100. Processing fees are typically 1% of the loan.
  • Salary transfer: loans without salary transfer carry higher rates and lower multiples (often 10×). Changing employer during the loan usually needs the bank's consent.
  • Security cheque and EOSB: banks commonly take an assignment of your end-of-service benefit; if you leave the country with an unpaid loan the bank can block your final settlement.

Assumptions

  • Reducing-balance installment by the standard amortisation formula; flat-rate installment = (P + P × flat × years) ÷ months with the APR solved numerically.
  • CBUAE limits: loan ≤ 20 × monthly salary, term ≤ 48 months, (installment + other repayments) ≤ 50% of salary; early-settlement fee = 1% of balance, max AED 10,000.
  • Maximum loan = the lower of the 50% DBR capacity at this rate and term and 20 × salary.

Worked example

AED 150,000 at 7.5% reducing over 48 months, salary AED 15,000

Installment = AED 3,627; total interest AED 24,088; with a AED 1,500 fee the total repaid is AED 175,588. The loan is within the 20× cap (AED 300,000). Debt-burden ratio = 3,627 ÷ 15,000 = 24.2%, well inside the 50% limit; at 50% the bank could lend up to AED 7,500 a month ≈ AED 310,000 at this rate, capped at AED 300,000 by the salary rule. Settling after 24 months: balance AED 80,597 + 1% fee AED 806, saving about AED 5,640 of remaining interest.

Frequently asked questions

What is the maximum personal loan in the UAE?

20 times your monthly salary under Central Bank rules — AED 200,000 on a AED 10,000 salary — subject to the 50% debt-burden ratio and the bank's own maximum (often AED 1–2 million).

What is the minimum salary for a personal loan in the UAE?

Banks set it, not the regulator: typically AED 5,000 with salary transfer, AED 8,000–10,000 without, and higher for non-listed companies.

Can I get a personal loan without salary transfer?

Yes from several banks, usually at a higher rate, a lower multiple (around 10× salary) and a shorter maximum term.

What happens to my loan if I lose my job?

The loan continues; ILOE insurance pays 60% of basic for up to three months, and the bank may restructure. Banks also hold a security cheque and an assignment of your gratuity, so clear or restructure the loan before leaving the UAE.

How much is the early settlement fee?

Capped at 1% of the outstanding balance or AED 10,000, whichever is lower, for conventional loans; Islamic banks must rebate unearned profit within the same cap.

Is a 4% flat rate cheaper than 7% reducing?

No — over 48 months a 4% flat rate is roughly 7.4% APR on a reducing balance, so the two cost about the same; compare APRs.

How is a UAE personal loan installment calculated?

For a reducing rate: amount × monthly rate × (1 + rate)ⁿ ÷ ((1 + rate)ⁿ − 1); for a flat rate: (amount + amount × flat rate × years) ÷ months. Banks must also show the APR.

Can I take a loan to settle another bank's loan (buy-out)?

Yes — a buy-out loan clears the old loan (the old bank charges up to 1% / AED 10,000) and starts a new 48-month term, usually at a lower rate; the 20× and 50% limits still apply.

People also ask

What is the maximum personal loan in the UAE?

20 times your monthly salary, repayable over no more than 48 months, under Central Bank regulation — and only if your total repayments stay under 50% of income.

What salary do I need for a personal loan in the UAE?

Most banks require AED 5,000–10,000 a month transferred to the bank; some lend from AED 3,000 at higher rates.

What is the interest rate on personal loans in the UAE?

Typically 5–9% reducing-balance for salary-transfer customers in 2026; flat rates quoted by some banks should be roughly doubled to compare.

Can I get a personal loan without salary transfer?

Some banks offer non-STL loans at higher rates and lower multiples; the Central Bank caps still apply.

What is the early settlement fee?

Capped by the Central Bank at 1% of the outstanding balance or AED 10,000, whichever is lower.

Does a personal loan affect my credit score?

Yes — the AECB records the loan and every payment; missed instalments lower the score and can block future credit.

Can I take a personal loan to buy property?

You can, but lenders count the instalment in the 50% debt-burden test for a mortgage, so it usually reduces what you can borrow later.

What happens if I leave the UAE with a loan?

The debt remains enforceable; banks require a security cheque or end-of-service assignment and may file a case or travel ban for default — settle or arrange repayment before leaving.
