What it costs to live in Dubai — the items people forget

Dubai has no income tax, so the question is purely what you spend. Rent dominates: a one-bedroom in a mid-range area runs roughly AED 70,000–110,000 a year in 2026 and a three-bedroom villa AED 180,000–300,000, paid in 1–4 cheques in advance. On top of rent you pay the 5% municipality housing fee (spread over 12 DEWA bills), a 5% security deposit, a 5% agency fee plus VAT, Ejari registration and a DEWA deposit.

  • School fees are the second-largest item for families: AED 15,000–40,000 a year for budget curricula, AED 50,000–100,000+ for premium British, American and IB schools, plus transport, uniforms and the KHDA-regulated annual increases.
  • DEWA (electricity, water, sewerage, housing fee) varies from AED 400 a month for a small apartment to AED 2,500+ for a villa in summer; the slab tariff rises with consumption.
  • Transport: fuel is cheap by global standards but car ownership (loan, insurance 2–4% of value, registration, parking) and Salik at AED 4–6 per gate add up; the Metro and taxis are the alternative.
  • Health insurance is mandatory and employer-provided for the employee in Dubai, but dependants' cover (AED 3,000–15,000 a year each) is often the family's cost.
  • VAT at 5% applies to most goods and services; residential rent, most healthcare and school tuition are exempt or zero-rated.

Assumptions

  • Housing = rent ÷ 12 × 1.05 (5% Dubai Municipality housing fee); Salik = crossings × 5 days × 4.33 weeks × AED 5 (average of AED 4 off-peak and AED 6 peak).
  • School fees × children ÷ 12; annual flights ÷ 12; salary needed = total ÷ (1 − savings %).
  • Upfront estimate = 5% deposit + 5% agency fee + AED 2,000 DEWA deposit + Ejari and contract fees (approx. 0.25% + AED 220).

Worked example

Couple with two children, AED 120,000 rent, AED 45,000 school fees each

Housing AED 10,000 + 500 housing fee = AED 10,500 a month; schooling AED 7,500; DEWA and internet AED 1,500; car AED 2,500 + Salik AED 217 (2 crossings a day, 5 days a week); groceries 3,500, eating out 2,500, medical 500, other 1,500 = AED 8,000; flights AED 1,250 a month. Total AED 31,467 a month (AED 377,600 a year). To also save 20% you need about AED 39,300 a month. Upfront move-in costs about AED 15,000 plus rent cheques.
