In short
A UAE mortgage payment follows the standard amortisation formula, but the loan is capped by the Central Bank at 80% of a first home up to AED 5 million for expatriates (85% for nationals, 70% / 75% above AED 5 million, 60% / 65% on a second property, 50% off-plan), the term at 25 years and total debt repayments at 50% of income; an AED 1.2 million loan at 4.49% over 25 years costs AED 6,663 a month, and the 4% DLD fee plus registration and agency fees must be paid in cash.
Who this is for: Expats and UAE nationals pricing a Dubai or Abu Dhabi home purchase, checking how much a bank can lend under the LTV and DBR caps, and budgeting the cash needed for the deposit and fees.
How a UAE mortgage payment is calculated
The monthly payment is the standard amortised instalment: P × r × (1+r)ⁿ ÷ ((1+r)ⁿ − 1), where P is the loan, r the monthly rate (annual ÷ 12) and n the number of months. What makes the UAE different is the Central Bank cap on the loan: an expatriate can borrow at most 80% of a first home costing up to AED 5 million (70% above that), a UAE national 85% / 75%; on a second or investment property the ceilings fall to 60% / 65%, and off-plan purchases are capped at 50% regardless of nationality. The maximum term is 25 years and the borrower must be under 65 (70 for nationals, self-employed) at the final payment.
The second cap is the debt-burden ratio: all monthly loan and credit-card repayments, including the new mortgage, may not exceed 50% of monthly income. The calculator shows the ratio so you can see whether a bank can approve the amount at all. Upfront costs — DLD transfer fee 4%, mortgage registration 0.25% of the loan, trustee and registration admin fees, typically 2% agency commission, plus bank valuation and arrangement fees — must be paid in cash and are shown separately, because they cannot be added to the loan.

Assumptions
- Central Bank LTV ceilings: expat 80% / 70% (first home up to / above AED 5m), national 85% / 75%, subsequent 60% / 65%, off-plan 50%; banks may lend less.
- Repayment mortgage with a constant rate for the whole term; fixed-then-variable products need a second run with the reversion rate.
- Upfront fees: DLD 4% + AED 580, mortgage registration 0.25% + AED 290, agency 2%; bank valuation, arrangement and insurance not included.
- DBR counts the new instalment plus other monthly commitments against gross monthly income; the cap is 50% (60% government housing).
Worked example
LTV ceiling 80% → maximum loan AED 1,200,000, minimum down AED 300,000 (met). Monthly rate 0.3742%, 300 payments → AED 6,663 a month; total repaid AED 1,998,954, of which interest AED 798,954. On AED 30,000 income with no other debts the DBR is 22.2%, well inside the 50% cap. Upfront: DLD AED 60,000 + registration AED 3,000 + admin AED 870 + agency AED 30,000 = AED 93,870, so about AED 393,870 cash is needed to complete.
Frequently asked questions
How much can an expat borrow for a mortgage in the UAE?
Up to 80% of the price of a first home costing AED 5 million or less (70% above AED 5 million), 60% on a second property and 50% off-plan — Central Bank ceilings that banks may tighten further.
What is the maximum mortgage term in the UAE?
25 years, and the loan must be repaid by age 65 for salaried expatriates (70 for UAE nationals and the self-employed).
Can the 4% DLD fee be included in the mortgage?
No. The DLD transfer fee, registration fees, agency commission and bank fees must be paid in cash; only the property price (within the LTV cap) is financed.
What is the 50% debt-burden ratio?
Total monthly repayments on all loans and credit cards, including the new mortgage instalment, may not exceed 50% of your monthly income (60% for government housing-scheme borrowers).
Are UAE mortgage rates fixed?
Usually fixed for 1–5 years, then variable at EIBOR plus a margin. The calculator uses one rate; rerun it with the reversion rate to see the later payment.
What is the early settlement fee?
Capped by the Central Bank at 1% of the outstanding balance or AED 10,000, whichever is lower, for both conventional and Islamic home finance.
Can I get a mortgage on a UAE visit visa or without a residence visa?
Non-residents can get mortgages from some UAE banks at lower LTVs (typically 50–60%) and higher rates; residents on a salary transfer get the regulatory maximum.
Is there mortgage life insurance?
Yes, banks require life cover on the borrower (about 0.3–0.5% of the balance a year) and property insurance; neither is in the calculated payment.
