In short

UAE banks can lend only what keeps your total monthly repayments — existing instalments, 5% of every credit-card limit and the new instalment — within 50% of income (30% for retirees); personal loans are further capped at 20 times monthly salary and 48 months, car loans at 80% of the vehicle price and mortgages by the LTV ceilings, so AED 15,000 salary with AED 30,000 of card limits supports roughly AED 248,000 at 7.5% over 48 months.

Who this is for: Salaried UAE residents checking how much personal, car or home loan a bank can approve before applying, and people with several credit cards wondering why their eligibility is lower than expected.

Not tax or legal advice. Eligibility estimate under Central Bank ceilings; actual approval depends on bank policy, AECB credit report, employer status and documentation.

How UAE banks decide how much you can borrow

Two Central Bank rules set the ceiling. The debt-burden ratio (DBR): all your monthly repayments — existing loan instalments, 5% of every credit-card limit (not the balance) and the new instalment — may not exceed 50% of your monthly income (30% for retirees). Whatever is left of that 50% after existing commitments is the instalment a new loan can carry, and the loan that instalment supports at the quoted rate and term is your DBR-based maximum.

The second rule applies to personal loans only: the amount may not exceed 20 times your monthly salary and the term may not exceed 48 months. Car loans are capped at 80% of the vehicle value instead, and mortgages by the LTV ceilings (80% for an expat's first home) and 25 years. The calculator applies whichever limit is lower and shows the instalment and total interest at that maximum. Banks then layer their own policy — minimum salary, employer listing, AECB score — so the real offer is usually below the regulatory figure.

Assumptions

  • Debt-burden ratio cap 50% of gross monthly income (30% retired), counting existing instalments and 5% of total credit-card limits.
  • Personal loans capped at 20 × monthly salary and 48 months; car loans at 80% of the car price; mortgages at the LTV ceilings and 25 years.
  • Reducing-balance instalment at the rate entered; flat-rate quotes should be converted first.
  • Bank minimum-salary, employer-listing and credit-score policies are not modelled.

Worked example

AED 15,000 salary, AED 30,000 of card limits, no other loans, personal loan at 7.5% over 48 months

Card minimums count as AED 1,500 a month → DBR 10%. Room = 50% × 15,000 − 1,500 = AED 6,000 a month. At 7.5% over 48 months that supports AED 248,150. The 20× salary cap is AED 300,000, so the DBR is the binding limit: maximum loan ≈ AED 248,150, instalment AED 6,000, total interest ≈ AED 39,850.

Frequently asked questions

What is the maximum personal loan in the UAE?

20 times your monthly salary, repayable over no more than 48 months, and only if the instalment keeps your total repayments within 50% of income.

Do credit cards reduce my loan eligibility?

Yes. Banks count 5% of each card's limit as a monthly commitment even if you pay in full, so unused cards shrink your DBR room — cancel or reduce limits before applying.

What income counts?

Salary transferred to the bank, plus regular allowances and, at the bank's discretion, rental income or a spouse's income; bonuses and commissions are often discounted.

What is the DBR for retirees?

30% of pension or retirement income instead of 50%.

Can I get a loan without salary transfer?

Some banks offer non-salary-transfer loans at higher rates and lower multiples; the Central Bank caps still apply.

Why did the bank offer less than this calculator?

The figures here are regulatory ceilings. Banks apply internal limits by employer category, length of service, credit score and nationality.

Does a car loan count in the DBR for a mortgage?

Yes — every monthly instalment on any loan counts, which is why paying off a car loan before a mortgage application raises the amount you can borrow.

Can I combine two salaries?

Joint applications with a spouse combine incomes and debts for the DBR test; the 20× multiple applies to the combined salary for personal loans.
