In short

EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), with P the loan, r the monthly rate and n the months: PKR 500,000 at 12% over 3 years is PKR 16,607 a month with PKR 97,858 total interest. A flat rate charges on the original amount all term, so 12% flat is about 21% APR on a reducing balance.

Who this is for: Anyone comparing loan offers in any currency, including flat-rate quotes, who wants the EMI and a full schedule.

Not tax or legal advice. The formula is exact for the inputs; lender conventions, fees and insurance can change the actual installment slightly.

The EMI formula

An equated monthly installment keeps the payment fixed while the mix of interest and principal shifts over the term: EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where P is the loan, r the monthly rate (annual ÷ 12) and n the number of months. Early EMIs are mostly interest; later ones mostly principal.

  • Flat rate (common for car and personal loans in Pakistan and the Gulf) charges interest on the original amount for the whole term, so a 10% flat rate is roughly 18% on a reducing balance. The calculator converts it to an equivalent APR so offers can be compared.
  • Processing fees raise the true APR; the effective rate line includes them when entered.
  • Islamic finance (murabaha, diminishing musharakah) quotes a profit rate; the arithmetic is the same.

Country-specific versions with local rules are available for Pakistan (car and home loans), UAE (car loan, mortgage), Saudi Arabia (home and personal loans) and the UK (mortgage repayments).

EMI on 1 lakh to 50 lakh for 5 years (reducing balance)

What is the EMI on 10 lakh for 5 years? The table gives the monthly installment on a reducing-balance (APR) loan over 60 months at common rates, in any currency — multiply by 10 for 10× the amount, or use the calculator for other terms.

Formula: EMI = P × r × (1 + r)ⁿ ÷ ((1 + r)ⁿ − 1), with r the monthly rate and n the number of months. Banks that quote a flat rate charge roughly 1.8× the APR shown here.

Assumptions

  • Reducing balance: standard amortising formula; flat: (P + P × rate × years) ÷ months, with the equivalent APR solved numerically.
  • A processing fee is reflected in the effective APR (fee deducted from the amount received).
  • Schedule uses the reducing rate (or the flat-equivalent APR) month by month.

Worked example

PKR 500,000 at 12% over 3 years

Monthly rate 1%, 36 months → EMI = PKR 16,607; total interest PKR 97,858 (19.6% of the loan).
The same loan quoted at a 12% flat rate would cost PKR 180,000 in interest with an EMI of PKR 18,889 — equivalent to about 21.2% APR.

Frequently asked questions

Why is my bank's EMI slightly different?

Banks may use daily interest, a 360-day year, round the rate, or add insurance to the installment. Differences are usually under 1%.

Does paying extra reduce the EMI or the term?

Your choice in most contracts: a lump sum can either shorten the term at the same EMI (saving the most interest) or reduce the EMI over the same term.

What is a good interest percentage of loan?

It depends on the term: a 3-year loan at 12% costs about 20% of the principal in interest; a 20-year mortgage at 12% costs about 165%.

How do I compare a flat rate with an APR offer?

Switch to flat rate, enter the quoted rate, and read the effective APR line — then compare that with the other bank's APR.

What is the EMI on 10 lakh for 5 years?

At 12% reducing: about 22,244 a month with 334,667 total interest; at 15%: 23,790 a month.

Is a flat rate the same as APR?

No — a flat rate is roughly half the equivalent APR on a 3–5 year loan; always compare the APR.

What is the EMI on 10 lakh for 5 years?

At 10% it is 21,247 a month (total interest 274,823); at 12% 22,244; at 15% 23,790. The currency does not matter — the same figures apply to 10 lakh PKR, INR or any unit.

What is the EMI on 50 lakh for 20 years?

At 9% about 44,986 a month, at 10% 48,251, at 11% 51,609 — total interest over 20 years is roughly 1.2–1.5× the amount borrowed, which is why a shorter term or a small extra payment saves so much.

How much EMI can I afford on my salary?

Lenders generally keep total EMIs within 40–50% of net monthly income (one-third in Saudi Arabia). On a 100,000 salary that is 40,000–50,000 of EMI, which at 10% over 20 years supports a loan of about 4.1–5.2 million.

Does EMI change when the interest rate changes?

On a floating-rate loan the bank usually keeps the EMI and extends the term; you can ask to keep the term and raise the EMI instead. Fixed-rate loans keep both unchanged.

What is the difference between EMI and simple interest?

An EMI is a level payment on a reducing balance, so interest falls each month as principal is repaid; a flat or simple-interest loan charges interest on the original amount every month, which makes a 7% flat rate cost about the same as a 12–13% EMI loan.

People also ask

How is EMI calculated?

EMI = P × r × (1+r)ⁿ ÷ ((1+r)ⁿ − 1), where P is the loan, r the monthly rate (annual ÷ 12) and n the number of months — the same formula banks and this calculator use.

What is the EMI for a 1 million loan?

At 15% over 5 years about 23,790 a month; at 12% over 3 years about 33,214 — enter your own rate and term for the exact figure.

Does EMI include interest?

Yes — every EMI is part interest and part principal; early instalments are mostly interest, later ones mostly principal, as the amortisation schedule shows.

Is a longer tenure better?

It lowers the monthly EMI but raises total interest; a 20-year loan at 15% costs roughly twice the interest of a 10-year loan on the same amount.

What is the difference between flat rate and reducing-balance EMI?

A flat rate charges interest on the original amount for the whole term, so a 10% flat rate is roughly 18% on a reducing balance; always compare reducing-balance (APR) rates.

Can I prepay a loan to reduce EMI?

Prepayment reduces the principal; most lenders let you choose a lower EMI or a shorter term, and some charge a 1–2% prepayment fee.

What happens if I miss an EMI?

Late fees and extra interest accrue, the missed payment is reported to the credit bureau, and repeated misses can trigger default proceedings.

How much of my salary should go to EMIs?

Lenders cap total EMIs at 40–50% of net monthly income; keeping all loan payments under a third of income leaves room for other costs.
